Storm Season Is Here

It's storm season in Brisbane, and we understand this can be a worrying time. If you’re experiencing a major weather-related emergency such as flooding, fallen trees or serious damage to the property, please contact:

Safety First – Access & Repairs

For everyone’s safety, contractors and trades are not permitted to access roofs or attend to external damage while a storm is active or conditions are unsafe. In many cases, emergency services or qualified trades will need to assess the situation after the storm has passed before any repairs can begin.

If your power is out, please check the official Energex outage website for updates and estimated restoration times, as this is often the quickest way to get information.

What You Can Do – Minimising Damage

While staying safe is the top priority, there are some reasonable steps you can take to help minimise damage, where it is safe to do so:

Secure loose items outside (outdoor furniture, umbrellas, bins, toys, pot plants).

Close windows and doors and use towels to block water if it starts to seep in.

Move valuables and electrical items off the floor and away from windows.

Stay indoors and away from windows during high winds, hail or lightning.

Avoid driving unless absolutely necessary during severe weather.

After the storm passes

Please take photos or short videos of any damage and email them to us along with a brief description. This helps us prioritise repairs and communicate clearly with owners and insurers.

 

Locked out
If you have locked yourself out of your home and it is during office hours, you can always make your way to our office and borrow our set of keys (please call us first to check that they are available).  You will need to provide Government issued photo ID to collect the keys and return them back to the office within 24 hours. 
If you lock yourself out outside of our office hours, unfortunately you will need to engage a locksmith at your own cost.

Smoke Alarms
If your smoke alarms are falsely sounding, most homes will have a remote issued by Smoke Alarm Solutions.  
You will need to silence or disarm the alarms until you can call a technician who can help you further.
Immediately call Smoke Alarm Solutions on 1300 852 301 who can help you disarm the alarms until a technician can attend the property to repair/replace the faulting alarm. 
This number for Smoke Alarm Solutions is a 24 hour helpline number.
Our team are unable to provide any other assistance on how to silence the alarms so please only call Smoke Alarm Solutions.  

If you have a round smoke alarm remote, you can press the SILENCE button which will usually silence the alarm for 8 minutes
If you do  not have a round smoke alarm remote, you need to find the master alarm, look for the alarm that’s
flashing a red LED and sounding the loudest.
Press the hush button 6 times within 3 seconds and the LED indicator will stay on for 4 seconds then start flashing.
During flashing, press test again 6 times.  The smoke alarm will chirp when off and this will temporarily silence all alarms.
Instructions on how to do this are also usually on the back of the alarm.

If your smoke alarm 'chirps' every few minutes, in most cases it is the battery that needs to be replaced, and this can usually be replaced easily by tenants. 
You should  replace the battery promptly to ensure the alarm is operating correctly and does not start falsely sounding at an inconvenient time. Some alarms will say the battery can not be replaced, in this instance call Smoke Alarm Solutions to book a service call.

In the subject line please summarise your maintenance request and include your property address, this will ensure speedy action. Attaching clear photos for reference will also help (if practical).
(Ensure you turn off 'live' photos if using your iPhone as they are mini-videos and can not be opened on our end)

Our after hours phone is regularly monitored by one of our team however is not a 24/7 service. 
If you have an emergency issue please consider if it is an appropriate time to call, and what can reasonably be done at that time.   
If we do not answer the phone immediately, please listen to the instructions carefully and leave a message.  Please be patient, we will get back to you.

 *What is considered an emergency repair?  Below is the list taken from the RTA website

  • A burst water service or a serious water service leak
  • A blocked or broken toilet
  • A serious roof leak
  • A gas leak
  • A dangerous electrical fault
  • Flooding or serious flood damage
  • Serious storm, fire or impact damage
  • A failure or breakdown of the gas, electricity or water supply
  • A failure or breakdown of an essential service or appliance on the property for hot water, cooking or heating
  • A fault or damage that makes the property unsafe or insecure
  • A fault or damage likely to injure a person, damage property or unduly inconvenience a tenant
  • A serious fault in a staircase, lift or other common area of the property that unduly inconveniences a tenant in gaining access to, or using the property

In the instances above, a tenant may arrange for a qualified person to carry out emergency repairs to a maximum value of 4 weeks rent, but remember, please call our after-hours number first!
 
Please note if your repair problem does not fit the criteria above, e.g. your air conditioning or your dishwasher is not working, unfortunately these issues are not considered an emergency.  We can assure you they will be given prompt attention during our office hours.
